WHY BUILD WITH HBM?

Reason #1: Transparent, simple pricing

At HBM, we strongly believe there is a better, more customer centric way to build a custom home as compared to the traditional “Fixed Priced” or “Cost Plus” building models.  With fixed priced bids, we often saw the process putting the customer against the builder at every phase of the project as the two often argued about what was part of the fixed bid and the builder constantly tried to find ways to protect their profit margin by finding “cost savings” in certain areas of the home.  With cost plus, we found that the customer was often expected to take on the entire cost risk of the project even for things they had no knowledge or control over.  Cost plus also caused friction between the customer and the builder as the client often felt penalized for pricier selections with the ever present “up charge” by the builder.  At HBM, we have developed a simple, transparent financial arrangement we believe is far more customer centric and avoids many of these traditional issues:

Our builder fee is based on home square footage not the overall cost to build

-> Your selections do not affect our builder fee
-> Our builder fee is known from day one of construction.  There are no hidden profits. 
-> After our base builder fee, all your money goes toward the materials and labor used in the house, not toward arbitrary percentage “up tick” fees from the builder or frivolous change fees.

Straight forward allocations

-> Builder Allocations
          • Part of your base budget and known prior to construction start
          • Areas of the build not tied to your specific selections (foundation work, lumber package, drywall, etc.)
          • Guaranteed “not to exceed” price as part of your budget (if we miss the net budget, it comes out of our builder fee)
          • Total net cost savings in these areas are still passed directly back to the client and do not increase our builder fee

-> Client Allocations
          • Areas of the build where you are making active selections
          • All client allocations can opt for a “base selection” that guarantees the budget will work for that area

 
Straight forward change order process

-> For the vast majority of changes, we only charge what the change actually costs 
-> We have no base “change fee”
-> Changes typically do not increase our builder fee (*unless they increase the size of the home or the accumulated impact of such changes start having a material timeline impact on the project)

*If changes start impacting the timeline of the project in a significant way (>5 week accumulated projected delay after start of construction) certain charges might occur.  Our goal is to never collect such change fees; it simply is a stop gap to prevent rampant changes from severely impacting the project!  In the end, we both win if changes are managed accordingly.

Lastly, all of your build costs are our true costs.  All of our builder discounts from the suppliers go to you and do not increase our builder fee.

Reason #2: Structured and organized build process

Using our project and design services, we will keep you up to date on all project, financial, and construction matters.  We also provide all the information you will need to make timely selections that fit your specific tastes and requirements.  All the time, you will be making selections as a "true cost" consumer with full builder discounts, allowing you to get the most of every dollar you spend on your project.

Reason #3: Full time, on-site construction supervisor

To build the quality home you expect, HBM believes the construction process itself requires someone fully dedicated to manage all the work occurring on your job site.  Our dedicated construction supervisor focuses exclusively on the construction process while not being distracted by the other constant demands of a custom home building business.  This translates to fewer mistakes, lower costs, and higher quality.
